The estimated loan is the property value minus the usable deposit. LVR is the loan divided by the property value. For each target, the required deposit is the property value multiplied by the share that is not borrowed.
The calculation assumes every dollar entered as the usable deposit goes towards the property price. It excludes stamp duty, conveyancing, inspections, loan fees and other purchasing costs. It does not estimate lenders mortgage insurance because prices and eligibility differ by lender, loan and borrower. Ask the lender for a current quote.
Loan-to-value ratio compares the amount borrowed with the lender's accepted property value. A $640,000 loan on an $800,000 property has an 80% LVR. A lender's valuation can differ from the purchase price.
